After your initial inquiry, we’ll share more about who we are and gather key details about your goals, budget, and timeline. If it’s a mutual fit, we’ll schedule a Zoom call to dive deeper into your vision and introduce how we work.
Once we’ve reviewed your plans and shared a preliminary estimate, we’ll move forward with signing and onboarding. This is where we begin building out your project in detail—from budget expectations to communication tools.
We guide you through selections, bidding, and pre-construction decisions. If you’re using our in-house Surface Theory service, design begins here. We also review for value engineering opportunities to ensure alignment before we break ground.
Construction kicks off with a clear plan and close oversight. Our team coordinates every detail on site, maintains consistent communication, and keeps the project moving forward with quality and care at the forefront.
As we wrap up your build, we’ll address any minor touch-ups and final walkthrough items. Our commitment doesn’t end at move-in—we ensure the finishing details meet our standards and your expectations.
By staying selective with our clientele, we’re able to offer a truly high-touch process rooted in clear communication, trust, and hands-on service. Whether it’s a modern farmhouse or refined transitional style, the result is a custom home that feels cohesive, personal, and built to last.
We take on a limited number of Ft. Worth new construction projects each year to ensure every client receives the attention, care, and craftsmanship their home deserves. This is our most personalized service—ideal for those who value thoughtful design, elevated finishes, and a seamless experience from start to finish. We collaborate with interior designers to guide hard finish selections like tile, countertops, flooring, and cabinetry, managing each detail to keep your project aligned and beautifully executed.
For clients who want a streamlined custom build without bringing in a separate designer, our Surface Theory service offers a fully integrated approach to hard finishes. We manage selections like tile, countertops, flooring, cabinetry, and lighting—bringing the same design-minded focus and attention to detail you’ll find in our new builds. It’s a simplified yet elevated experience, with curated guidance at every step.
Our Reconstruction service goes far beyond renovation—in extremely rare cases, it’s a full reimagining of an existing home. By stripping the structure down to the studs while keeping the original foundation, we’re able to create a near-new home that honors the property’s footprint. Though there are more limitations than a ground-up build, it’s an ideal solution for clients who love their lot or layout but want a completely fresh start.
Cocoloba is dedicated to bringing character back into homes, crafting residences that feel storied, layered, and timeless. With thoughtful design, rich finishes, and a focus on livability, we’re creating homes that elevate both aesthetic and experience. Rather than developing at scale, we’re curating a collection of one-of-a-kind houses that we will hold for sale, each designed to stand apart in quality and detail.
We primarily serve Fort Worth and surrounding areas within the DFW region. That being said, if your project is outside that area, still inquire! We may be able to travel for your project.
Timelines vary depending on scope, but full new construction projects generally take 12–18 months from planning to completion.
While we don’t offer standard renovations, we do provide full-scale reconstruction services that rework an existing home from the studs up.
Absolutely. We regularly collaborate with outside professionals on our new construction projects and are happy to integrate into your existing team.
Yes, we offer hard finish selection through our Surface Theory service, but we do not currently provide furnishings or soft goods. Many of our clients partner with interior designers to fulfill those project needs.
The earlier, the better. We recommend reaching out once you have a general timeline and budget in mind—even before plans are finalized, and often before you've signed on with an architect or interior designer.
